Before you get in touch

We're a good fit for some jobs, and the wrong firm for others

Saves us both a phone call.

Get in touch if

  • You're building in Sarawak: a house, shophouse, low-rise block, warehouse, school or subdivision.
  • You need a Professional Engineer to design and sign the structural or civil drawings for submission.
  • You want the engineer who designs it to inspect it on site, at the stages that matter.
  • You're prepared to do a soil investigation if the site needs one. On Kuching's soft ground, most do.

Please don't get in touch if

  • You only need someone to sign drawings they haven't checked. We don't sign what we haven't designed or fully checked.
  • It's a high-rise, a bridge or marine works. We'll happily point you to a larger practice.
  • You need submission drawings by next week. A proper job takes four to six weeks.
  • You're choosing on fee alone. We're not the cheapest; we're the ones who turn up for the inspections.

Formwork and columns going up on a six-storey apartment block

Six-storey apartment block

Kuching · 2024 · Structural design and site supervision

Problem
The first scheme put car-park columns where the parking bays needed to go, losing nine bays the developer had already sold against.
What we did
Re-planned the transfer level with the architect, designed the frame on bored piles, and inspected the reinforcement before every pour.
Result
48 units, all nine bays back, no rework orders during construction.

Steel platform beam installed on driven piles at a riverbank site

Riverside pump house foundations

Kota Samarahan · 2023 · Foundation design

Problem
Soft riverbank clay. The first proposal was a raft slab that the soil report suggested would keep settling.
What we did
Asked for two more boreholes, designed driven piles to the firmer layer, and specified load tests before the platform went on.
Result
Settlement under 6 mm after a year of monitoring.

Older concrete building being assessed before an extension

Can this building take a third floor?

Kuching · 2022 · Structural assessment and report

Problem
The owner wanted to add a floor to a 1980s two-storey building with visible cracks, and had been given two contradicting opinions.
What we did
Inspected the frame and foundations, mapped every crack, and checked the extra load against what was actually built.
Result
A written yes-with-conditions in ten working days: four columns strengthened, foundations untouched.

What you get

What's in a design-and-supervision job

For a new building, this is the whole job, in the order it happens. One fixed fee covers it.

01

Site visit and soil brief

We walk the site, then specify the soil investigation: how many boreholes, how deep, and what to test.

02

Calculations

Frame, slabs and foundations designed from the real soil data, not from rules of thumb.

03

Drawings for submission

Structural and civil drawings, coordinated with your architect's plans before anything is submitted.

04

Submission and comments

We submit, follow up, and answer the council's comments until the plans are through. No extra charge for comments.

05

Stage inspections

The designing engineer inspects at piling, reinforcement before each pour, and completion. Photos and written records every time.

06

Certification at completion

The engineer's certification you need for occupation, signed by someone who saw it being built.

Often added once the main job is agreed

Each one makes the core job go further. None of them is required.

  • Soil investigation management. We get quotes from SI contractors, supervise the boreholes and read the results.
  • Pile load tests. Specified, witnessed and reviewed, so the piles are proven before you build on them.
  • As-built drawings. A record of what was actually built, for the owner and for any future extension.
  • Drainage and flood check. For low-lying lots: platform levels and drains sized for Sarawak rain.

After you get in touch

Three steps, and you know the dates up front

  1. Send what you have

A location, a sketch, an architect's drawing. We call you back to ask the questions that matter.

    Within 1 working day
  2. Site visit and fixed fee

We visit, tell you what the job needs, and send a fixed-fee proposal with a timeline.

Within 5 working days of the visit
  3. Design, submit, inspect

Drawings submitted, comments answered, then inspections until we sign off the completed building.

    Submission in 4–6 weeks

Ir. Nurul Aina AhmadSite Note #147 · Friday

Borehole 2 found 6 m of peat that borehole 1, twenty metres away, didn't. That's why we ask for more than one. The pile lengths changed; the building didn't.

Ir. Lim Wei MingSite Note #146 · Friday

Rebar check before a slab pour this morning: cover blocks missing along one edge. Ten minutes to fix today; a spalling slab edge in eight years if we hadn't looked.

What clients say

In their words

RM58ksaved on foundations

We'd been told the shophouse row needed 40 piles. Tegak re-read the soil report, asked for two more boreholes and came back with 18 piles under a thicker pile cap. Same building, about RM58,000 less, three weeks quicker. Ir. Nurul was on site for every pile test.

Questions

What people ask on the first call

How much will it cost?

Most house, shophouse and warehouse jobs are a fixed fee, quoted after the site visit. Larger projects follow the Board of Engineers Malaysia scale of fees. Either way you get it in writing before any work starts, and it doesn't move unless the building does.

How long until the drawings are submitted?

Usually four to six weeks after you accept the proposal, once we have your architect's drawings and the soil report. We give you the date in the proposal.

Do I really need a soil investigation?

On most sites around Kuching, Samarahan and Serian, yes. Soft clay and peat can change within a few metres. A soil investigation costs far less than redesigning foundations halfway through, or fixing a building that settles.

Will you sign drawings someone else prepared?

Only after we have checked them fully, as if we had designed them, and that check is charged. We don't put our name on work we haven't checked.

Do you work with my architect?

Yes. Most of our jobs come through architects. We coordinate drawings with them before submission so the structure fits the design, not the other way round.

What if the council comes back with comments?

We answer them. That's part of the fee, however many rounds it takes.

Do you work outside Kuching?

Across Sarawak. Site visits beyond Kuching, Samarahan and Serian include travel, which we price into the proposal.

On a real site, this button plays a short video of you explaining how you work, hosted on YouTube or Vimeo. For this firm, Ir. Lim's 1 min 48 s script would run:

  1. Who we are: two Professional Engineers in Kuching, since 2011.
  2. Who we're for, and who we're not for.
  3. What happens on the site visit, and why we ask about soil first.
  4. What the fixed fee covers, and when you'll have drawings.
  5. "Use the form next to this video. One of us will call you back tomorrow."
